Our funding process starts with an offer. Once an offer is made, we start the process of obtaining all necessary due diligence documents needed which includes borrower documents, guarantor documents, and 3rd party reports. The time it takes to close a loan with Urban Bay solely relies on the preparedness of the borrower as well as solid communication to ensure that there is nothing that could delay the funding process.

Once we receive all necessary due diligence items, we order an appraisal which is then reviewed. From there, once we have approval from our credit team, we have what we call a full and complete file.
